Texas Home Insurance 101: Your Premium Went Up. Did Your Coverage?
Three easy-to-miss lines in a Texas homeowners policy can shape what a claim actually pays. Here is what to check before you renew.
1. Your roof: replacement cost, or depreciated value?
If the policy settles your roof at Actual Cash Value (ACV), depreciation for the roof's age is deducted first. A widely cited industry example: a 12-year roof with a $13,000 replacement cost can settle near $5,200 once a 60% depreciation schedule is applied — before the deductible comes off. Replacement Cost Value (RCV) works differently. Your declarations page names which one applies.

2. Wind and hail deductibles are a percentage, not a flat amount
In Texas, wind and hail deductibles are commonly written as a percentage of your dwelling limit (Coverage A) — often 1% to 2% — rather than a flat $1,000. On a $400,000 dwelling limit, that is roughly $4,000 to $8,000 you carry yourself before the policy responds.

3. Flood is usually not part of a standard policy
External flooding and rising water are generally excluded from a standard homeowners policy and are addressed through separate flood coverage. Foundation movement, earth shift, and mold are also commonly limited or excluded. These are worth confirming line by line.
Five lines to check before you renew
Open your Declaration Page and read these five entries in order:
- Coverage A — is the dwelling limit enough to rebuild the home, rather than simply matching market value?
- Roof Settlement — RCV replacement cost, or ACV with a depreciation schedule?
- Wind & Hail Deductible — percentage or flat amount? What does that come to in dollars?
- Exclusions — water damage, foundation, and mold limits.
- Add-ons — separate flood coverage, service line, or other endorsements you may need.

一、屋顶:按重置价赔,还是按折旧价赔?
